Islamic banking or your proposal or even traditional mortgages are all fine by me. I just would not want to take on the role of the mortgage holder and "decades of business wrangling."
I know there are a couple of Canadian banks who have "mortgages" in congruence with the teachings of Islam. These bankers, in effect, can buy my property and set up an Islamic arrangement with the new "owner."
Anyways, this is already happening with traditional transfer of property. The seller (most of the time) is not part of the business deal after the sale.
